What San Diego does to a window
San Diego has the weather everyone moves here for, and the glass pays for it. From May through June the marine layer sits on the city most mornings, and the fog it leaves behind is not fresh water. It carries salt in off the Pacific and dries on the windows of Mission Hills, Bankers Hill and Pacific Beach as a milky film that you stop noticing until the first clean. Homes on the canyon rims above Mission Valley and along the bay in Crown Point and Mission Beach get it worst, because there is nothing between them and the water, and the big view windows that make those houses worth owning show every bit of it.
The rest of the year the trouble comes from the tap. San Diego water is among the hardest in the country, and every sprinkler that hits a lower pane in Kensington, Talmadge or Carmel Valley leaves a ring of mineral behind when it dries. After a summer of daily irrigation the bottom two feet of glass on the yard side is frosted white. Then the Santa Anas come in the fall, blowing dry air off the desert through the canyons, and they put a fine brown dust on every window in town and strip the eucalyptus along the canyon edges into the gutters. The light rains from December to March do not wash any of it off. They just streak it.

After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in San Diego?
Quarterly keeps the salt film, sprinkler spots and Santa Ana dust under control for most San Diego homes in Mission Hills, Kensington and Carmel Valley. Bayfront and oceanfront homes in Mission Beach, Crown Point and Pacific Beach pick up salt within weeks and do better every month or two. Most people have the inside glass done once a year.
Can you get the hard water spots off the glass?
In most cases, yes. San Diego water is very hard, and sprinklers that hit the same lower panes every morning leave mineral spots that a regular clean will not take off. Point them out on the quote form and we will assess them on the first visit and tell you what a dedicated treatment will remove. Adjusting the sprinkler heads away from the glass keeps them from coming back.
Do you clean the original wood windows in Mission Hills and Kensington?
Yes. Many homes in Mission Hills, Kensington, Talmadge and Bankers Hill still have 1920s steel and wood casements, divided lights and leaded glass. We clean them by hand, use gentle methods on old glass and painted muntins, and tell you up front if a pane or a latch is too fragile to work on safely.
