What Encinitas and Carlsbad do to a window
Encinitas and Carlsbad stretch about ten miles along the coast north of San Diego, and the first half mile back from the water is all bluffs and beach streets. Neptune Avenue in Leucadia, the Cardiff bluffs over San Elijo State Beach and Restaurant Row, and the Carlsbad Village streets off Carlsbad Boulevard take the ocean breeze directly, and the salt dries on the west glass as a white haze within two or three weeks. The marine layer sits on the coast most mornings from May through July and carries the salt further inland, over Highway 101 and Interstate 5 to the homes around Batiquitos and San Elijo lagoons, where the lagoon moisture keeps the glass damp as well.
East of the freeway it is sprinklers and trees. Olivenhain, Encinitas Ranch, Aviara, La Costa and Bressi Ranch are big lots, golf frontage and daily irrigation on very hard water, and the overspray from the yard and from the fairways at Aviara, La Costa and Encinitas Ranch leaves mineral spots along the lower panes that build month over month. Olivenhain and Rancho Santa Fe Road are planted thick with eucalyptus, and the leaves, bark and sticky residue land on glass, skylights and gutters all year. The Santa Anas come down the San Marcos and Escondido valleys in the fall with a brown dust that settles on every window in both towns, and the December to March rains streak it rather than wash it off.
Bluff and beach homes on Neptune Avenue, in Cardiff and along Carlsbad Boulevard do best every month or two, with quarterly the rest of the year and the inside glass done once a year. Homes in Olivenhain, Aviara, La Costa and Bressi Ranch are fine on a quarterly plan, often with a visit after the Santa Anas. The newer homes have two-story great-room glass facing the lagoons and the courses, the beach houses have three stories of windows facing the water, and we clean both with water-fed poles and ladders where needed. After that, a quarterly maintenance plan runs $60, $77, or $100 a month for those same home sizes. Oceanfront and riverfront estates get a custom quote.
How often should windows be cleaned in Encinitas and Carlsbad?

Do you work inside Aviara and the La Costa gated communities?
Yes. We are set up for the gate procedures at Aviara and the gated sections of La Costa, Encinitas Ranch and Bressi Ranch, and work each one on a regular day. Add us to your gate list or give us the procedure when you book, and we send a text the morning of each visit so you know when we are coming.
Can you remove the sprinkler spots from the golf-course side of the house?
In most cases, yes. Irrigation overspray from the fairways at Aviara, La Costa and Encinitas Ranch is very hard water, and it leaves mineral spots that need a dedicated treatment rather than a regular clean. Tell us about them on the quote form and we will look at them on the first visit and tell you what will come off.
